Downpayments for home remodeling/repairs

Is this common, in your experience or your knowledge, to put a down payment on a cosmetic home remodeling project (e.g., windows, roof, siding)? Would you do it?

I know a few sketchy people who own a house, so it’s not terribly surprising. Unfortunately one of those people is my drug dealing neighbor, but that’s a different thread.

I have a neighbor that is sketchy, found out his dad has been making his paying his bills on his house for 7 years now. The guy just does nothing all day long including no yard work he's around 43 years old and appears to be in decent enough health to work if he chose to.

His dad has apologized to me for his son the way he is unfortunately he is just feeding his son's laziness habit. I keep thinking one day that mo-fo is going to finally move but he's still there year after year.

You're putting a healthy chunk down up front here or you're not going to get anyone to show up. Even the illegal crews won't take a job without a chunk up front now.

Many have gone to agreeing on a price or rate and then just having the customer pay for the materials themselves. It seems like a lot of people like these "cost plus" deals as they're easy to explain and understand. The materials are often now delivered to the actual site so possession can never become an issue either.

In most places there are very strict rules (about contracts / contract law) in most places.


If youre just using a handyman, who is unlicensed and and uninsured , then ...well.. "no rules" could come back and bite you in the ass because it will all fall on you if they fall of your roof or cut their finger off at your property.

I was referring specifically to the downpayment thing. I know ****all about contract requirements, but you bring up good points about liability coverage. I should set down with someone knowledgeable and line out all my risks. This is the unfortunate part about living in BFE.
