I've been in my house about 10 years now. I keep a savings account and make sure to set aside some maintenance money, but I also have a plan with TotalProtect.com, and I have to say it's been worth it.
It was offered to me as part of my mortgage. Of course, homeowners insurance will cover most big things, but the TotalProtect thing will cover any appliances, plumbing work, etc. that goes bad. |

You probably can't pay for it all in one year, so you just as well get started saving. Pay extra principle. Especially early. Almost all of your check in the beginning is interest. Pay as much extra premium as you can handle. It'll really surprise you how much equity you'll build, with just a few extra dollars. If you don't believe me, build an amortization table in Excel and fiddle with it. Even $20/ month is worth it. Just do it. |

As a former credit manager my best advice is that if you make 13 payments a year instead of 12 you'll make 20 extra payments and cut 10 years off your 30 year loan. That's a net gain of 100 payments. Don't be an idiot and make that happen at any cost!
