extending him is completely hypothetical at this point, what if kc and Berry can't agree upon new terms? I guess kc can always franchise him, but that will be after they pay him a whopping $20m in the next two years.

I'm sure Berry will gladly give up $20m to get an extension for a lot less money...

Franchising Berry is totally irresponsible. One of the reasons you extend him is because you can convert 2014's salary into a signing bonus and save a ton of money against the cap. If you're going to pay him franchise money, pay it in the form of an extension.

And yes, I think Berry could easily be a player this defense builds around today and long-term. As will Houston. Paying top dollar to those kinds of guys is definitely worth it.

fair enough, but I guess I don't see why Berry would be willing to walk away from $20m at this time. At the end of his rookie contract, I can see him wanting to talk another long term contract.

but is his rookie contract all guaranteed? If not, then I can see him doing a new deal, but, if his rookie contract is all guaranteed, that's a lot of money in the bank for Berry.
