My girl friend just got hers a few months ago. She hasn't had much luck. She has definitely paid more fees to the state and to Berkshire Hathaway then she ever has getting close to making anything from selling a house. Could just be her though idk but good luck!

so you're just wanting to list your own properties? That is smart.
If you want to sell others, you might re-evaluate. I've known several "part time realtors" and none lasted. it is a full time job, otherwise you won't make it.

This is pretty much the truth. Even when you are a full time agent it can still be really difficult, if you turn your energy away from your business it loses momentum very quickly.

Also, it is worth mentioning just so you are aware, and you should look into your particular states laws etc etc:
While you will be saving money on commissions, you will also be taking on more responsibility and legal liability in the process. Especially if you are renting properties or own the houses you are selling. Being a licensed professional means that you are held to a higher standard of conduct than John Q Public. The acceptance for error is less and the consequences are more severe if you are running your business in a way that is deemed unethical etc etc. I'm not saying that you are doing anything wrong or unethical or whatever, or even that there is a problem with being an agent and owning or renting property. Just pointing out a few considerations for investors looking to get licensed. |

I think the thing about being a realtor that people don't understand is it's all about location. No one wants to live by a busy street .
